TIP 1: ASK FOR HELP RIGHT AWAY

TIP 2: GET PRE-APPROVED BEFORE YOU LOOK

Avoid falling in love with homes you really can’t afford—don’t just start looking at homes you assume will work.

It only takes a few minutes to connect with a good lender and confirm exactly what loan options you have so you can avoid being blindsided by surprises.

The earlier you start, the more a good lender can help you boost your buying power, so you don't miss great homes you assumed were out of reach.

TIP 3: GIVE YOURSELF ENOUGH TIME

Start in time to get a good feel for your options—don’t stress yourself out by having to hurry to choose your home in time to get moved.

You may want to look at several homes before you choose so you know how the one you love compares with others.

It will take at least a month to close on the home you choose once you have a contract, and we might not get a contract on the first home you try to buy.

TIP 4: SIMPLIFY YOUR DATA SOURCES

Avoid getting excited about homes already under contract—don’t drive yourself crazy by trusting multiple online sources that may be out-of-date.

I’ll build you a home-search website with the most current and accurate information available for all the homes that might interest you.

I’ll give you real-time updates whenever anything changes, so you can easily keep track of your favorites and add notes or questions.

Don’t count on being able to negotiate big discounts.

Don’t wait for the perfect home to come along—no home is perfect, and your best choice may require reasonable compromise.

Don't try to form a fantasy house by combining the best features you've seen from the different available homes.

Keep a running list of your current top three that you’ve seen, and forget the rest.

Don’t overthink your choice or hesitate once you find a home you love.

We need to get the seller to agree to sell it to you, so you won’t have to worry about them selling it to someone else first.

You’ll have plenty of time to ask questions about, research, and investigate your home once we have a contract but before you complete your purchase.

Don’t make your lender’s job hard by withholding information—fully disclose everything so there are no surprises.

Don't make big purchases, new credit applications, or job changes without asking your lender first.
