You don't have to be polite or politically correct with me—I’ve been working with people for decades, and I have 20 kids, so I’ve head it all.

I'll make sure we always communicate professionally and diplomatically with sellers and their agents, but there don't need to be any filters between us.

I ignore my phone when I go to bed at night, or I’m having dinner with my wife, or I’m in church, so you won't bother me if you text or call or email me after typical office hours, early in the morning, or even in the middle of the night.
I update my voicemail message daily, so you’ll have a pretty good idea what I’m up to and when I’ll be able to get back to you.
I won't always be able to respond right away, but you can move on without worrying you'll forget to ask, and I'll get back to you within a few hours at the most.
So you don’t have to worry about forgetting your important questions before you have a chance to ask them!

I'll load up all the available homes that might interest you and keep your portal constantly updated from the original source database, without the time delays that are inevitable with the big consumer real estate search sites.
You'll have easy access to the most current pictures, prices, and details for all the relevant available homes, so you'll be the first to know about exciting new opportunities.
You'll be able to easily mark homes as favorites or rejects, record any notes or questions, and coordinate with anyone you want to include in your search.
6. WE'LL LOOK AT HOMES UNTIL YOU FIND THE ONE YOU LOVE!
You can let me know which homes you want to go see and when you are available.
I'll coordinate access for us at times that work for you.
You can explore, experience, and evaluate all the home that interest you.

7. WE'LL SUBMIT AN OFFER AND NEGOTIATE A CONTRACT TO SECURE THE HOME YOU LOVE!
I'll learn everything I can about the seller's situation and whether we are competing with other buyers.
You'll let me know the terms and conditions you feel comfortable with.
I'll draft a proposed contract that protects your interests and priorities, and I'll explain all the dates and details so they make sense to you.
You'll confirm your offer and authorize me to submit it to the sellers for you.
I'll present your offer to the sellers and their agent and let you know how they respond.
I'll negotiate with the sellers as needed to secure their commitment to sell the home to you at terms you feel good about.
8. WE'LL RESEARCH AND INVESTIGATE EVERYTHING YOU NEED TO KNOW ABOUT YOUR NEW HOME SO YOU CAN CONFIRM THAT YOU'RE HAPPY WITH IT BEFORE YOU COMPLETE YOUR PURCHASE
You can relax, knowing that the sellers have to sell it to you unless you reject it, so you don't need to worry about competing with other buyers while we research.
I'll gather the available information and help you evaluate it to make sure you are comfortable.
I'll help you connect with the experts you'll need to help you discover what you need to know.
I'll research to help you find answers to your questions.
You can confirm that you are comfortable with what we've learned about your new home.
