HOW WE PREPARE YOUR HOUSE TO INPIRE BUYER CONFIDENCE

So you can attract stronger offers & avoid inspection nightmares!

Tim Coen — Broker and Owner of Priority Home Realty Group

We need to make the most of every chance we get with buyers who might like your house!

Some who look won’t love it for reasons we can’t control (like location or layout), so we can’t afford to waste any opportunities by turning off buyers for whom it could be a great fit.

WE NEED TO PREPARE YOUR HOUSE TO INSPIRE CONFIDENCE BEFOFE INVITING PEOPLE TO SEE IT!

Buyers who come look will be turned off if they see things that need attention right away.

Buyers love houses they feel they can move into and start enjoying right away!

Some buyers are excited by houses that inspire their great ideas and dreams of projects they hope to do someday.

But nobody wants to buy a house with a list of things they will HAVE to do!

Buyers who love a house when they first look may lose interest if they find too many problems when they inspect.

Inspections usually come just as buyers are wondering if they made a good choice, so they can easily feel overwhelmed if the inspector finds too many flaws.

Inspectors will find things to complain about with any house, but you need their vote of confidence that your house has relatively few problems.

“Our experiences with Tim could not have been better. He spent MANY hours with us working on our home. Do not go anywhere else, just call Tim! I can't say enough good things about him.”

HERE’S A QUICK OVERVIEW OF HOW TO PREPARE YOUR HOUSE BEFORE WE INVITE BUYERS AND THEIR INSPECTORS TO COME LOOK…

If you know it’s broken, get it fixed.

Even if it isn't obvious it will come up on inspection, and it's a lot cheaper and less hassle to fix it before it becomes an issue.

If it needs to be refreshed, refresh it.

You probably don't need to make everything new, but dirty, dingy, and worn just won't work.

If it needs maintenance, maintain it.

Your proactive attention to detail makes your buyer feel comfortable and confident.

If you don't intend to include it, remove or replace it.

Don't risk a buyer falling in love with a treasured attachment or appliance you had counted on keeping.

If you've always wanted to upgrade it, get professional advice first.

and as we close on your successful sale.

Only you can choose if you feel comfortable enough with me to move forward with me.

Making improvements just to sell might or might not give you a good return on your investment.

If you know about it, disclose it.

The more open you are with your buyer, the more they will trust you. And conscientious disclosure, on the proper forms, is required to keep you out of legal trouble.

If you have helpful information, share it.

Buyers will appreciate and reward you for anticipating their questions and answering them before they ask.

If you want to excel, have it inspected first.

Having inspector help you spot flaws now can save you money, hassle, and heartburn later.

“We were so impressed by Tim! He helped us sell our house and the way he walked us through every step and truly cared about our family made the experience memorable! His understanding of buying and selling was extensive and his expertise as well as a little luck helped us sell our house in a few days! We will recommend him to everyone we know.”

Please tell me about your plans and priorities so we can get started on this journey together and I can coach you on the highest leverage things you can do to prepare your house to inspire buyer confidence (and help you avoid wasting time on projects you don’t need to tackle).

I want you to be so enthusiastically happy with the way I take care of you that you will introduce me to others you care about who will benefit from my help!

Here’s what some recent buyers have said…

“My wife and I have had the best real estate experience with Tim. Out of all of the brokers we have worked in the past Tim has been the best by far. Tim is very knowledgeable of the real state market, process, etc. I enjoyed brainstorming and discussing our options with him during the entire process. He is very personable and people oriented. He understood our plans and helped us accomplish them without pushing his personal agenda. When it comes to real estate I would only work with him. I strongly recommend him!”
